thanks.  not what I wanted to hear, but the truth always hurts!
 
I bought a house last year from a prominent local couple who passed on, and the family hoped it could stay in the house they built.   After a year of moving it around, I think not.

$100 tops. M100 series are among the nicest spinets, unfortunately (from
a seller's point of view) there is no market for 'em. 

I doubt it needs tuning :) It either works... Or it doesn't.
